About us
Lending experience behind every engagement.
Fair Lending Testers helps banks, credit unions, and mortgage lenders examine how prospective borrowers experience the lending process through confidential, carefully structured testing.
Practical experience. A closer look at customer treatment.
A service of RMJ Consulting LLC, established in 2002, Fair Lending Testers is built on more than 30 years of mortgage-lending experience spanning borrower interactions, mortgage origination, branch leadership, and the development of lending teams.
That background includes practical knowledge of fair lending and mortgage compliance requirements, including the Equal Credit Opportunity Act and Regulation B, the Fair Housing Act, the Home Mortgage Disclosure Act (HMDA), and the Real Estate Settlement Procedures Act (RESPA).
This experience informs how we develop testing scenarios and evaluate customer interactions—from initial inquiries and discussions of loan options to referral handoffs and the application process. Our focus is on documenting what prospective borrowers experience and providing findings that help compliance leaders identify concerns, investigate further, and make informed improvements.
Our services include matched-pair testing, multi-layer testing, complaint-specific testing, and post-application surveys. Engagements are tailored to the institution’s objectives, with a defined scope, documented observations, and findings that support informed review and improvement.
Confidentiality and professional judgment.
Fair lending involves sensitive questions about customer treatment. Our approach emphasizes discretion, careful documentation, and clear communication with the institution’s designated contacts.
We work with compliance and lending leadership to establish engagement expectations, reporting procedures, and the handling of information before testing begins. Spanish-language testing can be incorporated where appropriate to the engagement.
